What moves your number

Where a cheap quote is cutting

If one bid comes in thousands under the others, it is not because they found a cheaper supplier. Ask these four questions and the gap usually explains itself.

  1. Is it a tear-off or a recover? Going over the existing layer saves a day of labour and all of the disposal, and hides whatever the decking is doing. Under the 2018 IRC it is not even permitted where there are already two layers or the existing roof is deteriorated.
  2. Is the ice barrier in there, and how far does it run? Code requires it from the eave to 24 inches inside the exterior wall line. A token strip along the edge is cheaper and does nothing when water backs up.
  3. Is the flashing new? Re-using step flashing and pipe boots and sealing them with caulk is the single most common cut. It looks identical on day one and leaks in year three.
  4. How many nails per shingle, and is there a decking allowance? Four nails instead of six voids most wind warranties. And a bid with no per-sheet decking price is a bid that will grow on the day.
Get three quotes and compare the scope, not the total. A written estimate should list tear-off, layers, decking allowance per sheet, underlayment type, ice barrier and how far it runs, shingle product and rating, flashing, drip edge, ventilation, nail count, clean-up and warranty. If it is four lines and a number, you cannot compare it to anything.
