Paying for the roof
Two ways a roof gets paid for in Johnson County: an insurance claim, or a plan. Here is how both work with us.
If a storm did it
Most roofs replaced in Olathe are paid for by an insurance claim, because most roofs here are ended by hail rather than by age. The short version: we inspect free and document the damage, you decide whether to file, we meet your adjuster on the roof, and the job gets built to the scope your carrier approves. You pay your deductible and nothing else.
Two lines in your policy decide most of the outcome, and it is worth reading them before a storm rather than after. ACV or RCV — whether the carrier pays replacement cost or only the depreciated value. And your wind-and-hail deductible, which in Kansas is increasingly a percentage of dwelling coverage rather than a flat sum: 1 percent on a $400,000 house is $4,000. The full claims guide is here.
If you are paying for it
We offer fixed-rate financing through a third-party lender, including deferred-interest plans for shorter terms. Applications take a few minutes, most decisions come back the same day, and there is no penalty for paying it off early. Ask for the options with your estimate and we will show you the monthly figure next to the cash price rather than only one of them.
Worth pricing at the same time: the Class 4 upgrade. It adds roughly $2,500 to $4,500, and it earns a credit on the wind-and-hail portion of your premium every year afterwards, which offsets part of the payment. The arithmetic is here.
What our estimate always contains

- A real scopeTear-off, layer count, decking allowance per sheet, underlayment, ice barrier and how far it runs, shingle product and rating, flashing, drip edge, ventilation, nail count, clean-up.

Insurance carriers we work with
All of them. We are not a preferred-vendor programme for any carrier, which means our estimate reflects what your roof needs rather than what a network agreement specifies. You are entitled to choose your own contractor regardless of what your carrier suggests.
